RESI, Bittensor’s real estate-focused subnet (SN46), is preparing to launch a dedicated network for off-market residential property valuations, expanding beyond homes actively listed for sale and into the much larger segment of the housing market that lacks transparent pricing.
The move comes as RESI looks to address a fundamental imbalance in U.S. real estate data. Of the roughly 149 million homes in the United States, only around 1 million are listed for sale at any given time, according to the team. That means approximately 99% of residential properties have no active market price, despite still needing valuations for financing, taxes, insurance, refinancing, and investment decisions.
To address that gap, RESI said it will launch a dedicated off-market property valuation competition that runs alongside its existing property valuation network. The expansion also introduces a more difficult prediction challenge.
Unlike listed properties, off-market homes lack active asking prices and recent market signals, meaning valuation systems must infer price using factors such as historical sales, neighborhood comparables, property characteristics, local market dynamics, and broader housing trends.
The new off-market competition will initially run in parallel with RESI’s existing valuation network, with rewards split 50/50 between the two competitions during the transition period. Over the following 30 to 60 days, the subnet plans to gradually shift 100% of rewards toward the new off-market valuation competition, making it the network’s primary focus.
For now, RESI said no action is required from participants. Additional implementation details are expected in future updates.
